PROPERTY VALUES ARE ALWAYS CHANGING –
DETERMINE YOUR VALUE
Check out our Property Tax Calculator to determine if you might be over-assessed.
To determine whether or not you may be entitled to a property tax reduction, we review your current assessment, taking into consideration many factors, including but not limited to a review of your specific property, the surrounding market, recent sales and the current assessment. There is no charge to you for this preliminary review to determine whether you may be entitled to a reduction in your property taxes.
If we determine that you may be over-assessed, and you agree to have us represent you, we will file an appeal on your behalf. The purpose of the appeal will be to contest the current year’s assessment. The fee most often chosen by our tax appeal clientele is based upon the savings to you. If the appeal does not result in achieving a reduction and saving you money, there is no fee for legal services. If the case is successful, you are not responsible for payment until the case is concluded. Any expenses incurred during the appeal, such as appraisal fees and filing fees, are your responsibility regardless of outcome. If you prefer to be billed on an hourly basis plus expenses, you may elect to do so and you will receive monthly invoices during the case and will be billed for all time spent at our prevailing hourly rates. In addition, we can also arrange a flat fee service for your tax appeal.
The deadline for filing an appeal of the assessment is usually on or about April 1 of the calendar year. However, as stated above, we need to review many factors related to your property to determine whether an appeal is warranted and worth your time, so please contact us as soon as possible so that we can begin our review at no charge to you. While filing a tax appeal can result is substantial economic benefit, if an appeal is filed that is not warranted, that could result in no tax savings or even a tax increase. For this reason, we undertake a careful professional analysis to determine before any appeal is filed whether the case has merit. Again, if we don’t obtain a reduction we don’t earn our fee.
